Minnesota Down-Payment Assistance Programs

If you are a first time home buyer in Minnesota, you will most likely look for assistance programs that will help you get low mortgage rates, affordable home loans services or easy-to-follow guidelines. Good thing, there are plenty of these programs and most of them are initiated by the government to lift up the declining real estate market in the past years. As a first time home buyer, you should know about them and one of the programs that you ought to give attention to are the Minnesota down payment assistance programs.

These programs are divided into two types. The first one is the Charity/Not-for-Profit 501c3 and the second type is for first time home buyers. The first type is for all buyers including those that are not first timers (who have not applied for mortgage loans before). In this program, what happened was a simple paper exchange based on the contribution of the seller. The contribution was deducted from the proceeds and wired to the donation as reflected on the Not-for-Profit 501c3. It was easy to get confused with this fund grants, so it did not work out well.

The only available Minnesota down payment assistance programs today are for first-time home buyers. To utilize the programs, the only requirement is that buyers should meet the minimum family income.  The stipulated income differs based on the number of dependents and the median income of the place where you intend to purchase the home.

Aside from meeting the required median income in Minnesota, you should also qualify for a low interest mortgage loan and your lender should approve it. Since this is basically designed for first time home buyers, you should not have owned a home for the last three years.

Even if you do qualify in terms of median income, it is possible that you will not still be able to utilize the down payment assistance programs due to the following reasons:

  • You have defaulted a government loan
  • You have a current tax lien
  • Your bankruptcy discharge is still within 24 months old
  • You have current unpaid child support
  • You have a record of foreclosure
